Preventive Maintenance
When you buy  a car you assume it will require regular maintenance to operate
reliably and to last as long as possible.

Furnaces and  air conditioners require the same sort of regular attention if you want
to get maximum performance and longevity from them.

To ensure that your home comfort equipment is operating safely and at peak
efficiency, you should have it examined at least once a year.  Filters should be
inspected monthly and replaced if necessary.

Below are two examples of equipment that was either unsafe or had missed regular
service inspections:
Example 2 is an air conditioning coil attached on top
of a furnace.  It is only 18-months old, but the
refrigerant level had dropped and the result was the
freezing of the condensation on the coil fins.  It is
obvious that all air flow was blocked, so even though
it was cold in the coil, the house was not.  The
refrigerant level was corrected, the probable leak
located and sealed and everything was working
properly within an hour.

Maintenance and Service
Example 1 is a picture of a heat exchanger from an
18-year old furnace.  The crack is the result of high
temperatures caused by a clogged filter and
moisture coming through the vent.  A crack like this
will allow dangerous levels of carbon monoxide to be
spread through the home.
